Stark County continues to be one of the hottest areas in the country when it comes to real estate. We know, shocking right? But, the affordability in the area and the cost to build new compared to other parts of Ohio are really the driving force behind that.
The area has really struggled to rebound after the recession in 2008, but has slowly started coming back over the past few years. Now that the momentum has started, it doesn’t look like it will be slowing any time soon. Below are the sales statistics for the various areas throughout.

While Canton South is an area that stays relatively stale, homes in Perry Schools were some of the hottest in the area in 2024.
It’s no surprise that homes in Jackson Schools were one of the hottest areas in Stark County. The average price point has almost reached $400k. For perspective, North Canton is another well desired area and it’s average price point is almost $100k lower. This makes North Canton a really good buy at the moment.
Being one of the largest areas in Stark County, Plain Local Schools usually has the most amount of sales. The average sold price there is a good barometer of all types of homes as they vary greatly. With homes in Lake Schools you pretty much know what you are getting as far as style. It has been trending as one of the hotter areas within Stark County.
Homes in the Fairless School District have surpassed $200k on average.
Sandy Valley has taken the place of Canton South on the southern par of Stark County and into Tuscarawas County. More people are moving further South, which has increased prices in the area fairly rapidly. In a side by side comparison the average price point is almost $40k higher than Canton South, their neighbor to the North. Green is always the winner when we are talking about desirability and stats. It’s a perennial favorite which will continue having it’s numbers rise.
